Properties range from modest ranch-style homes to custom estates, with acreage of one to ten acres or more common. The area includes gated communities, deed-restricted neighborhoods with shared amenities, and stand-alone rural tracts, and communities near the lake and river offer water access or boat ramps. Mystic Shores, with more than 2,200 homes, is the largest community in the area. Public education is provided by Comal Independent School District, which operates schools including Spring Branch Middle School and Smithson Valley High School, and the district's schools are highly rated. Spring Branch suits residents seeking a scenic, spacious Hill Country lifestyle within commuting distance of San Antonio.
