Manvel incorporated in 1960 and remained a quiet, agrarian town for decades before Houston's southward growth reached it. That growth transformed Manvel's geography. Master-planned communities—Pomona, Valencia, Del Bello Lakes, and Meridiana among them—have added thousands of new homes with lakes, trails, pools, and community centers, while an H-E-B-anchored town center has risen at the Highway 288 and Highway 6 junction. The city's population has more than doubled from its 2020 level of under 10,000 to roughly 18,000, reflecting a wave of new residents drawn by location and housing choice.
