East Texas Oil and Pine Center

About Longview, TX

Welcome to Longview, the Gregg County seat in East Texas, a regional center of oil, industry, and education set among the piney woods along Interstate 20.

Longview is the seat of Gregg County, in the piney woods of East Texas, where Interstate 20 and U.S. Highways 80 and 259 converge just north of the Sabine River. With a population of about 82,000, it is the largest city in its region and the anchor of the Longview metropolitan area, a multi-county hub that also draws from neighboring Harrison, Rusk, and Upshur counties. Parts of the city itself extend into Harrison County. Longview's modern identity was forged by oil. The discovery of the East Texas Oil Field near Kilgore in 1930 touched off a boom that transformed the region, and Longview grew into the commercial and industrial capital of that boom. Oil and gas remain central to the economy, joined by manufacturing and logistics. Major employers include Eastman Chemical, Trinity Rail, and Komatsu Mining, alongside healthcare, retail, and distribution operations that reflect the city's role as a regional center. Education and healthcare add depth to the economy. LeTourneau University, a private Christian polytechnic institution, is headquartered in the city, joined by Kilgore College and a University of Texas at Tyler campus. A network of hospitals and medical facilities serves the surrounding region, making Longview a destination for care as well as commerce. The city combines the amenities of a regional hub — shopping, dining, cultural venues, and air service — with the forests, lakes, and slower pace of East Texas. It suits families and professionals seeking an affordable, self-sufficient city with a diversified economy, strong schools, and a genuine sense of place in the piney woods.

City Guide

About Longview

Real Estate & Housing

Longview's housing stock is broad and established, spanning early-20th-century homes in its older central neighborhoods, mid-century ranch and brick homes, and newer subdivisions on the city's expanding edges. The piney woods setting gives many neighborhoods a shaded, park-like feel, with mature trees and larger lots than are typical in newer Texas metros. Housing is generally affordable relative to the state's larger cities, and the market offers everything from historic districts to gated and golf-course communities to rural acreage just outside the city. The presence of a sizable industrial and healthcare workforce supports steady demand across price points.

Neighborhoods

Longview is organized around a historic downtown and a set of established residential districts that spread outward along its major corridors. The central neighborhoods hold the city's oldest homes and a mix of restored and modest mid-century stock, while the west side has grown into a major retail and residential corridor anchored by the Loop 281 beltway. Areas near LeTourneau University and the city's hospitals mix student, faculty, and professional housing, and the Pine Tree and Spring Hill districts frame the city's north and eastern edges with their own school-anchored communities. The result is a city of distinct quadrants, each with its own schools, churches, and character.

Lifestyle in Longview

Longview offers the lifestyle of a substantial East Texas regional city: a full range of shopping, dining, healthcare, and entertainment, combined with the slower pace and hospitality of the piney woods. Family and faith institutions anchor community life, and youth sports and high-school athletics draw broad participation and crowds. The city's universities and colleges bring cultural events, lectures, and a student presence, while the surrounding lakes and forests support outdoor recreation. Residents enjoy the conveniences of a metro without the congestion of Dallas or Houston, and the cost of living is notably lower than the state's larger cities. It is a balanced, family-oriented place to put down roots.

Schools & Education

Longview is served by several public school districts, a reflection of the city's size and its history of annexation. The Longview Independent School District serves much of the central city, while the Pine Tree and Spring Hill districts serve their own portions of the city and surrounding area. Each operates its own schools and high schools, giving families distinct options and community identities. Higher education is a major local strength: LeTourneau University, Kilgore College, and a University of Texas at Tyler campus provide pathways from associate degrees through graduate study. Families confirm specific school assignment by address.

Getting Around

Longview sits at the junction of Interstate 20 and U.S. Highways 80 and 259, placing it on the primary east-west corridor between Dallas and Shreveport, roughly two hours west of Dallas. Loop 281 encircles much of the city, distributing local traffic and connecting the major retail and employment districts. East Texas Regional Airport provides scheduled commercial service, linking the city to the larger hubs of Dallas and Houston. Longview Transit operates local bus service within the city. The combination of interstate access, a regional airport, and local transit makes Longview unusually well connected for an East Texas city.

Parks & Recreation

Recreation in Longview draws on the piney woods and lakes of East Texas. The city maintains an extensive park system, including walking and biking trails, sports complexes, and the arboretum and gardens that give residents shaded outdoor space. Nearby lakes, including Lake Cherokee and the larger reservoirs of the region, offer fishing, boating, and camping, while the East Texas forests provide hunting and hiking. The city's universities and colleges host athletics and cultural events, and the Maude Cobb Convention and Activity Complex anchors larger gatherings. High-school football is a defining community tradition across the city's districts.
