Northeast Texas Rail Town

About Caddo Mills, TX

Welcome to Caddo Mills, a Hunt County city on the eastern edge of the Dallas-Fort Worth Metroplex, where a small-town rail heritage meets an A-rated school district and an easy drive toward Dallas.

Caddo Mills is a small city in western Hunt County, Texas, positioned at the eastern edge of the Dallas-Fort Worth Metroplex and roughly 41 miles northeast of downtown Dallas. The community traces its roots to a gristmill settlement that had a post office by 1879 and about 100 residents, three churches, a school, and at least a dozen businesses by the early 1880s. Growth accelerated in 1886, when the Missouri, Kansas and Texas Railroad, known as the Katy, built its tracks through the area, giving farmers a route to ship cotton and other goods to larger markets. A depot was constructed, and a formal town grew up around it. Caddo Mills incorporated in the early 1940s. Today Caddo Mills has a rural-suburban character, offering a small-town feel within reach of larger urban centers. The city sits along Texas State Highway 66, which leads northeast about nine miles to Greenville, the Hunt County seat, and southwest toward the Dallas area. Roughly 3,300 residents live within the city limits, and the broader Caddo Mills area is home to several thousand more. Caddo Mills is strongly oriented toward families. A large share of the population is under 18, with a median age in the mid-30s, and the community is anchored by the A-rated Caddo Mills Independent School District, whose campuses—Kathryn Griffis Elementary, Caddo Mills Intermediate, Caddo Mills Middle, and Caddo Mills High School—are located within a few miles of most homes. Local parks such as Hanchey Park and Trailstone Green Space provide everyday recreation. The city's general-aviation airport and the active rail line that still runs through town connect its modern identity to its railroad heritage. The Dallas, Garland and Northeastern Railroad continues to operate the former Katy line, and regional bus service through Greenville links residents to the Dallas transit network. This blend of rail-town history, an A-rated school district, and outer-suburban convenience defines the community today.

About Caddo Mills

Real Estate & Housing

Housing in Caddo Mills reflects its transition from a rail-stop farming town into a family-oriented outer suburb. The older core near State Highway 66 and the historic rail corridor holds established, modest homes, while the city's edges have seen newer single-family subdivisions built to serve families drawn by the schools and the Dallas-area commute. Lot sizes generally trend larger than in urbanized Dallas suburbs, and the surrounding Hunt County countryside offers acreage and rural properties. The market is centered on family buyers, with the school district and small-town atmosphere serving as the primary draws.

Neighborhoods

Caddo Mills is organized around its compact town center along State Highway 66 and the former Katy railroad corridor, where older homes, local businesses, and civic buildings cluster. Newer residential subdivisions extend from the core, many within about two miles of the school campuses and near parks like Hanchey Park and Trailstone Green Space. The city's edges blend into open Hunt County farmland, and its position at the western edge of the county places both rural acreage and the greater Dallas-Fort Worth region within reach. This gives the community a clear small-town layout with room for growth at its perimeter.
